This is an incredible property located northeast of Hardtner, KS.  The property has 402 acres of cultivated land and the balance is native grass that covers the sides and bottom of a canyon.  The canyon has running springs that flow throughout the year.  The property is full of deer and turkey as well as quail and other local wildlife.  The adjoining property as well as the subject property share a grass runway that allows one to fly in for hunting trips or other business purposes.  The minerals are currently leased and in production, one half of the minerals will sell at the auction and the remaining half will eventually return whoever owns them in the future. Seller has a 1/8 royalty interest in the minerals, the producers are Lotus and Coffeyville Resources.

Taxes:  The 2017 taxes on parcel in section 36 were $3509, and the taxes on the parcel in section 1 were $701.  Taxes will be prorated based on 2017 taxes to the day of closing.

Fences:  There is some permenant fence on the property that follows the property line and some that is established as "a fence of convinience" that follows the contour of the land.

Location:  From Hardtner, KS take Hwy 281 east and follow it around the curve heading north 1 1/4 miles to Driftwood Rd then West 1/4 mile.  From Kiowa, KS travel west on State Hwy 2 four miles to Hwy 281 then north 1 1/4 miles to Driftwood Rd the West 1/4 mile. 

Order of Sale:  The surface and the minerals will be offered both together and separate and will sell in a manner that best suits Seller.

Terms & Conditions:  10% down day of sale to be held in escrow with Security First Title, Anthony, KS balance due on or before Friday December, 14th, 2018.  Bidding is not contingent to finance. Possession:  Upon closing Buyer receives possession of all pasture, and Sellers interest in 2019 Wheat crop.  Possession of Cropland is gained upon 2019 wheat harvest.  Possession of ½ of Sellers minerals transferred upon closing.  The balance of minerals convey upon the Sellers passing.
